Cost Estimates for Downtown Residential Construction Project

Laramie Main Street Alliance (LMSA), a 501(c)(3) non-profit striving to preserve historic Downtown Laramie while enhancing its economic and social vitality, seeks the services of a contractor or qualified firm to provide cost estimates for residential units at the Empress at 112 S. 2nd Street; built in 2018 as a mixed use, infill project in the heart of downtown Laramie (formerly home to the historic Empress, then Fox Theater, demolished in 2009).
LMSA desires to develop the top floor of the Empress, approximately 3,600 square feet, into three, two bedroom one bath units with “Industrial Chic” finishes including mid grade finishes, sleek, clean lines, polished concrete floor, salvaged items, reclaimed wood and metal fixtures.
The space is currently raw but includes a concrete floor, plumbing rough ins, fire rated windows, an elevator, stairwell and ceiling mounted natural gas heating units.
Expected Deliverables: You or your company should complete the following:
Review the drawings (attached), a walkthrough of the building to review the space, take any necessary measurements, and discuss vision with LMSA.
An itemized list with ROM cost estimates. (Rough Order of Cost Magnitude)
Project Budget: As a 501(c)(3) non-profit, LMSA is prepared to offer your firm a tax deduction for the value of your time providing cost estimates.
